CITY PROPOSAL:
RESOLVED, that the proper city officials are hereby authorized to amend agreement L31121 with HCM Architects for professional services for the consolidated maintenance campus project as detailed in the attached proposal as Exhibit A, and to increase the amount by $2,579,905.00 for a new total amount not to exceed $2,636,155.00, payable from 450-030-5520-CP450-CONMNT (capital improvements, finance, buildings and structures, capital projects, other fund contributions).
Statement of Purpose
STATEMENT OF PURPOSE:
This resolution amends an agreement for architectural predesign and facility assessment services with HCM Architects to include full design and construction administration services for the consolidated maintenance campus project.
In 2024, HCM Architects was selected through a competitive RFP process to lead a predesign phase aimed at identifying maintenance facility solutions that improve the efficiency of various divisions’ work processes, material storage and fleet management, to reduce deferred maintenance obligations through selective demolition and renewal of buildings, and to provide enhanced facilities for staff health, safety, coordination and operations at a consolidated city maintenance campus.
These predesign efforts recommended investment into the city-owned campus along West Superior Street between 40th and 42nd Ave West, which currently hosts the facilities for Street Maintenance, Park Maintenance, and DPD Impound Lot.
This scope of work entails a total estimated project budget of $45 million, with costs including all design elements, the potential acquisition of adjacent commercial properties, a phased approach to site arrangement and paving, demolition of select storage and office space, minor renovations of buildings to remain, and construction of new maintenance vehicle storage and service facilities.
