AN ORDINANCE AMENDING SECTIONS 50-16.7 AND 50-22.7 TO 50-22.17 OF THE DULUTH CITY CODE TO ALLOW ADDITIONAL BUILDING TYPES IN FORM DISTRICT F-6 AND TO CLARIFY MAXIMUM BUILDING HEIGHTS IN ALL FORM DISTRICTS.

CITY PROPOSAL:

 

The city of Duluth does ordain:

Section 1.                     That Section 50-16.7, Form District (F-6) mid-rise neighborhood shopping, of the Duluth City Code be amended as shown in Attachment 1.

Section 2.                     That Section 50-22.7, Building Type Summary Table, of the Duluth City Code be amended as shown in Attachment 2.

Section 3.                     That Sections 50-22.8 to 50-22.17, of the Duluth City Code be amended as shown in Attachment 3.

Section 4.                     That this ordinance shall take effect 30 days after its passage and publication.

 

Statement of Purpose

STATEMENT OF PURPOSE:  This ordinance implements text amendments to Chapter 50 of the City Code, known as the Unified Development Chapter (UDC).  Two minor amendments are being changed: to allow for additional building types in the F-6 form district to allow for more diversity and options for development in the Central and East Hillside Neighborhoods, and to clarify the maximum height allowed for structures in all form districts.

The planning commission held a public hearing and considered the changes at their August 8, 2017 regular meeting, as referenced in Attachment 4, and they voted 7-0 to recommend that the city council approve these ordinance changes.
